Subdivision Projects

Bridgewater Pointe Condominiums

  • Hired in 2004, Currently under construction
  • Two 6-story condominium buildings (96 total units) on Smith Mountain Lake on 3.988 acres with public water and private septic system. Detached parking garage with 203 spaces. Boardwalk, pool, club house. Private community with gate house. Designed with connectivity to existing commercial businesses adjacent to the site
  • Assisted with permitting through Franklin County by amending the original concept plan for rezoning
  • Engineering included site layout, grading plan, Erosion & Sediment Control Plan (E&SC) and Stormwater Management. Also included design of turn lanes and road improvements to State Route 122
  • Assisted with obtaining dock permits through Franklin County and American Electric Power (AEP)
  • Coordinated lighting and landscaping plans

Park Place SubdivisionPark Place

  • Hired in 2000, Constructed in 2001
  • 119 lot subdivision on Smith Mountain Lake on 138-acre parent tract providing premier living on Smith Mountain Lake
  • Engineering included design of over 2 miles of new state road
  • Assisted Developer with rezone of the property

The Cottages at Contentment Island

  • Hired in 2002
  • Engineering included design of over 3000 linear feet of new state road to serve 62 dwellings in a high density residential subdivision (minimum lot size of 5,500 ft²) on 41.959 acres. Assisted with obtaining dock permits for 62 boat slips with floaters and a septic pump-out station for the subdivision
  • Each residence is served by an individual septic system that was engineered to avoid classification as a mass drainfield and thus expedite the approval process. Potable water was extended to the site from an existing public water system
  • Assisted Developer with gaining approval for deviation from County zoning ordinance for minimum setback requirements. Design included preserving a 9.7-acre wildlife area and minimizing impacts to existing woodlands
  • Engineering also included design of an amenities building with pool, walking trail and boat storage lot

The Landmark

  • Engineering included design of 4,200 lf of new roadway to serve a 60 lot subdivision with public water and sewer in the Town of Rocky Mount, Virginia
  • Assisted Owner with negotiating a voluntary boundary adjustment for property to be taken into the corporate limits of the Town of Rocky Mount to allow for obtaining an entrance permit
  • Assisted Owner with obtaining a variance for maximum road grades required by the Town Ordinance. The steeper grade was necessary to better accommodate the development of building sites and minimize the amount of disturbance associated with constructing a roadway along this mountainous terrain
  • Designed public water and sewer line extensions to serve the subdivision
  • Obtained a waiver from Town of Rocky Mount requirements for sidewalk
  • Obtained a waiver from Town of Rocky Mount requirement to allow for the use of roll top curbing in lieu of VDOT standard CG-6 curb/gutter to allow for entrances to be constructed without cutting and removing the curb

Countryside

  • Hired in 2002
  • Engineering included design of 3,700 lf of new road in Boones Mill to serve a 40-lot subdivision
  • All lots served by individual well and septic
  • Assisted Developer with obtaining entrance permit, septic permits and land disturbing permit

Plantation Point

  • Hired in 2003
  • Engineering included design of 6,920 linear feet of new road to server a 51-lot subdivision (18 waterfront) in Scruggs on Smith Mountain Lake
  • All lots served by individual well and septic
  • Assisted Developer with obtaining dredging permit, riprap permit and entrance permit

Creighton Ridge

  • Phase I
    • Hired in 2005, Construction began in 2005
    • Engineering included design of 2,300 linear feet of public roadway to serve a proposed 27-lot subdivision with mini-farm in Callaway, Virginia
    • Assisted Owner with obtaining a permit from the Corps of Engineers for crossing a jurisdictional stream
    • Assisted Owner with obtaining entrance permit
    • All lots served by individual well and septic
  • Phase II
    • Hired in 2006, construction pending
    • Engineering included design of 4,913 linear feet of public roadway to serve an additional 48-lots
    • Assisted Owner with obtaining permit for a second jurisdictional stream crossing
    • All lots served by individual well and septic

Timberlake Crossing

  • Hired in 2002
  • Engineering included design of 5,900 linear feet of new road to serve 11-lots and 24 condominiums on 25.769 acres on Smith Mountain Lake
  • Site developed with a mixture of Residential Multi-Family (RMF) and Residential (R-1) zoning
  • All lots served by private septic system
  • Design included pool and pool house, picnic area, walking trails and cart paths
  • Engineering included design of a public water system with Preliminary Engineering Report, 20,000 gallon storage tank, 1,500 gal contact tank, 24′x24′ water treatment bldg., 1300 linear feet of 6” water line, one well and two greensand filters. Assisted Owner with obtaining a well lot variance of 2.2′ from the 50′ required
  • Assisted Owner with obtaining a waiver from Franklin County for fire flow protection and peak flow requirements
  • Lots designed with a minimum lot size of 15,000 ft²
  • Obtained permits from Franklin County and AEO for 35 boat slips (2 dock structures)
  • Obtained entrance permits (VDOT), land disturbing (Franklin County) and waterworks (VDH)

Stone Mill

  • Hired in 2003, Construction began in 2005
  • Engineering included design of 1,642 linear feet of new road with curb and gutter to serve a proposed 39-lot subdivision on 18.98 acres in Town of Rocky Mount. Stone Mill is a high density residential subdivision with a minimum lot size of 5,137 ft². Design included 11.1 acres of open space
  • The subdivision was designed with 1,570 linear feet of 6” ductile iron waterline with associated service laterals, meter sets, valves and hydrants
  • Sewer was provided to the subdivision by 2,000 linear feet of 8” sewer main with associated service laterals, manholes and creek crossings
  • Engineering also included E&SC plan, lighting and stormwater management
  • Assisted with rezoning from R-1 to RPUD
  • Assisted with waivers for sidewalk and roll-top curb

Sunset Pointe

  • Hired in 2004, Construction began in 2004
  • Engineering included design of 2,320 linear feet of new state road to serve a proposed 30-lot subdivision (12 waterfront) on Smith Mountain Lake
  • Water service to the subdivision provided by 3,400 linear feet of 6” and 8” C900 PVC waterline to allow for connection to an existing water system (Compass Cove)
  • All lots served by individual septic with force main plan

Lake Knoll Estates

  • Hired in 2005, Construction began in 2006
  • Engineering included design of 685 linear feet of new state road to serve a proposed 10-lot subdivision on Smith Mountain Lake
  • Septic for all lots were pumped over 3,000 feet to individual, off-site drainfields
  • All lots served by individual wells

Boardview Estates

  • Hired in 2007, construction completed in 2007
  • Engineering included design of 3,179 linear feet of new state road to serve a proposed 30-lot subdivision (25 waterfront) on Smith Mountain Lake
  • Assisted Owner with obtaining permit for regulated stream crossing and wetlands
  • All lots served by individual well and septic
  • Assisted Owner with obtaining entrance permit from VDOT
